The Proper Palma
Tab Tai · Hua Hin
Where Palm Springs modernism meets the Gulf of Thailand. Palma's clean lines, deep overhangs and private pools make every day feel like a slow, sun-drenched morning — unhurried, and entirely yours.
A boutique collection of pool villas in Hua Hin — where Mid-Century Modern architecture, tropical calm, and an active, sun-soaked life come together. Made for people who know exactly what they want.
Two distinct collections — each shaped by landscape, light, and how you actually want to spend your days. Both share the same DNA: design-led, private, and built without compromise.

Two specialists with one shared belief — that buying your home should feel transparent, expert, and built entirely around you.
A brand strategist and designer who creates distinctive, lifestyle-led developments with a strong sense of identity. Napat brings the creative vision that turns a residence into a brand people genuinely want to belong to.
A former senior executive at some of Thailand’s leading real estate firms, with deep expertise in development, quality standards, and customer-first design. Phumipat makes sure every promise made to buyers is built into the project itself.
Palm Sphere is the private lifestyle ecosystem reserved exclusively for Proper owners — four living pillars that turn a villa into a full, rich life.
Good food, great coffee, well-chosen wine. Intimate chef’s table dinners, curated gatherings and the kind of conversation that sets the tone for life at The Proper.
Sunrise rides, beach runs, kayak mornings, racquet clubs, nature hikes and yacht-club days — an active life built around the way Hua Hin actually lives.
Yoga, Pilates, art and craft sessions, jazz nights, the organic market — a living ecosystem of wellness, creativity and culture woven into everyday life at The Proper.
Smart-home security, concierge service and a dedicated maintenance programme — so owning your home stays effortless, and every detail is quietly taken care of.
Buying in Hua Hin should feel clear, not complicated. Here are straight answers to what buyers ask us most — from ownership structures to how quickly you can move in.
Both collections sit in the Tab Tai sub-district of Hua Hin, Prachuap Khiri Khan, Thailand — near Khao Takiab beach and roughly 10 minutes from Hua Hin town centre.
It is one of Hua Hin's most liveable pockets: minutes from the beach, championship golf courses, Bluport and Market Village shopping, international schools and Bangkok Hospital Hua Hin — while staying green, quiet and low-density.
Villas start from ฿9.9 million THB, fully furnished. The Courtyard — a 3-bedroom, single-storey, 220 sqm villa — is the entry type.
“Fully furnished” means genuinely move-in ready: furniture, fittings and a private pool included. No hidden furniture package, no second invoice.
Yes. Foreign buyers purchase at THE PROPER PROJECT regularly. Under Thai property law, foreign nationals cannot hold land directly in their own name, but there are well-established, fully legal routes:
Long-term leasehold — a registered 30-year lease with renewal options, recorded at the Land Department. Thai company ownership — ownership via a properly constituted Thai limited company. Thai spouse or partner structure — where the land is held by a Thai national. Buildings themselves may be owned outright by a foreigner even where the land is leased.
Every buyer works with independent Thai legal counsel — we never ask you to rely on our word alone. Our team coordinates the process end to end.
The construction timeline is approximately 6 months — considerably faster than the 12–18 months typical of custom builds in the region.
Every unit is already designed and built to a complete architectural specification, which is how we hold both the timeline and the design integrity. Within that framework the use of space is customisable — layout configuration, room function and interior finishes adapt to how you actually live. You get the certainty of a finished design with the flexibility of a home shaped around you.
Hua Hin is Thailand's original seaside retreat — the Thai royal family has summered here for a century, which shaped a calmer, more residential character than the island resort markets.
Practically: it is a 2.5-hour drive from Bangkok with no flight required, entry pricing is materially below comparable Phuket product, and it is a genuine year-round town rather than a seasonal one. For buyers who want an active coastal base — golf, sea, cycling, tennis, a real community — without resort-town volatility, it is hard to beat.
Our architecture draws on Palm Springs California Modernism: clean horizontal lines, expansive glazing, deep roof overhangs, natural materials and a deliberate blurring of indoor and outdoor space.
In a tropical climate this is not merely aesthetic. Deep overhangs shade glass from direct sun, and cross-ventilation design moves air through the home — so the villas stay cooler, cost less to run, and feel open rather than sealed.
Palma is open now for VIP early-access registration — a palm-lined tropical garden setting in Tab Tai, with four villa types from 3 to 5 bedrooms.
Sierra is planned for launch in late 2027 — a wider, more open and secluded landscape with mountain views, offering 3 to 4 bedrooms. Both share the same Mid-Century Modern language and private-pool lifestyle.
VIP members receive early-access pricing, complete floor plans, first choice of plot before public release, and an invitation to a private site visit.
It is free, carries no obligation, and takes under a minute: register for Palma or register interest in Sierra.
