01 What is THE PROPER Sierra?

Sierra is our upcoming boutique collection of Mid-Century Modern pool villas in Hua Hin — set against wide open fields and mountain views.

It offers 3 to 4 bedrooms with a private pool per villa, in a quieter and more secluded setting than Palma. Quiet luxury, wide horizons.

02 When does Sierra launch?

Sierra is planned for launch in late 2027. VIP early-access registration is open now.

Registering early secures priority pricing and first unit selection ahead of public release — on a collection that will be deliberately limited in size.

03 How is Sierra different from Palma?

Both share the same Mid-Century Modern design language and private-pool lifestyle. The difference is setting and mood.

Palma is a palm-lined tropical garden setting in Tab Tai, with four villa types from 3 to 5 bedrooms, and is available now. Sierra is wider, more open and more secluded, with mountain views and 3 to 4 bedrooms — for buyers who want space and horizon above all.

04 How long will the build take, and can I customise?

We build to an approximately 6-month construction timeline — the same discipline we apply at Palma, and far faster than the 12–18 months typical of custom builds in the region.

Every unit is designed and built to a complete architectural specification, which is how the timeline and the design hold together. Within that framework the use of space is customisable — layout configuration, room function and interior finishes adapt to how you live.

05 Can foreigners buy at Sierra?

Yes. Thai law prevents foreign nationals from holding land directly in their own name, but established, fully legal routes exist: long-term registered leasehold (30 years with renewal options), Thai company ownership, or a Thai spouse or partner structure. A foreigner may own the building outright even where the land is leased.

Every buyer engages independent Thai legal counsel, and our team coordinates the process end to end.

06 Why buy in Hua Hin?

Hua Hin is Thailand's original seaside retreat — a century of royal summer residence gave it a calmer, more residential character than the island resort markets.

It is a 2.5-hour drive from Bangkok with no flight required, entry pricing sits materially below comparable Phuket product, and it functions as a genuine year-round town. Golf, sea, cycling and a real community — without resort-town volatility.
